Miami-based Aconcagua Developers has proposed a mid-rise housing development in southern Miami-Dade County. The unnamed complex would measure eight stories and feature 162 units. Residences would include one-bedroom and two-bedroom floorplans, measuring 590 to 985 square feet each. Communal amenities would feature a dog park and ground-floor swimming pool.
There would also be 307 parking spots, averaging to about 1.8 per unit. Floridian Development reports that only 209 spaces are required. Casa Princeton 248 III Land LLC owns the vacant 2.7-acre, having purchased the parcel for $3.6 million in October 2024. Coral Gables-based Caymares Martin Architecture designed the complex.

This 162-unit project isn’t the only venture slated for Miami’s Princeton neighborhood. Last July, Florida YIMBY reported on Princeton Manor, an affordable housing development featuring 132 rental units. Developer Princeton Manor LLC submitted a pre-application for the age-restricted community, which would offer residency to seniors earning between 30 percent and 70 percent of the area median income (AMI). Miami-Dade County records share that a one-person household earning 30 percent of the AMI would make $23,850 a year. The AMI is currently $79,400.
