Our sources have pointed to a mixed-use project currently under construction in Miami-Dade County.
Blu Aventura Apartments will comprise two phases. The first phase, which involves the construction of the “west wing”, will feature 23,954 square feet of retail and 350 apartments. Construction is expected to wrap up in next year’s second quarter. Zillow shares that prior to groundbreaking, the site featured a single-family, four-bedroom house built in the 1960s; it sold for $1.3 million in January 2024.

The second phase, called the “east wing”, will offer 350 apartments and 25,000 square feet of retail space. That aspect has not yet broken ground, and it’ll be located on the adjacent block. At full buildout, Blu Aventura will feature more than 50,000 square feet of retail and 700 homes.
The project’s website that homes’ layout plans include studios and one-bedroom to three-bedroom suites, measuring 564 to 1,818 square feet each. In-unit offerings will include stainless steel appliances, walk-in closets, and patios/balconies. BLDUP reports that communal amenities will include saltwater pools, a golf stimulator, and a parking garage. Involved parties on the venture include Lumer Real Estate, Goldberg Companies, Inc., and CBRE.
