Gravel Road Partners has secured approval for a height and density increase for a mixed-use project in St. Petersburg. In 2023, originally approved plans called for a 21-story tower with 200 homes, 10,843 square feet of retail, and a 264-spot parking garage.
Now, the developer is moving forward with a 23-story building, increasing the number of parking spots by 10, and adding 18 more residences. The retail space would also include 11,193 square feet––a 3.23 percent increase.

Gravel Road Partners purchased the three parcels that make up the build site for $6.4 million in March 2022. St. Pete Rising reports that there are three vacant buildings on the site of the future development, along with a surface parking lot. Hollywood-based ODP Architects designed the mixed-use project; Booth Design Group is serving as the landscape architect.
At the time of publication, our sources did not have a firm timeline for construction, noting that it’s possible that the developer will sell the land instead of proceeding. If the project does come to fruition, it would be Gravel Road Partners’ second project in the area. The first was Bayou Court Apartments, an affordable housing development that Florida YIMBY covered in December 2023.
The 23-story tower would occupy 699 1st Avenue N., St. Petersburg, FL, 33701, in Pinellas County.
