Terra has officially broken ground on Upland Park, a $1 billion mixed-use community that will transform the Dolphin Park-and-Ride Transit Terminal Facility into a 47-acre, transit-oriented development. Conceived in partnership with Miami-Dade County, the project will bolster public transit ridership while anchoring the new East-West Corridor of the County’s SMART public transportation plan. Miami-Dade County and Terra commemorated the start of construction with a formal groundbreaking ceremony at the site.
Designed by PPK Architects, in collaboration with Arquitectonica and Plusurbia Design, Upland Park will be delivered in multiple phases and is set to bring more than 2,000 mid-rise and garden-style multifamily apartments, roughly 282,000 square feet of retail, and around 414,000 square feet of commercial space to West Miami-Dade. The development’s first phase, now under construction, will include 578 multifamily apartments and is slated for delivery in 2026.

The image below suggests that ANF Group is likely overseeing construction as the general contractor, while Formcrete is the shell contractor.

Billed as Miami-Dade County’s largest transit-oriented community, Upland Park is expected to create thousands of jobs and yield over a billion dollars in new rent and tax revenues.

Upland Park is a prime example of how we are continuing to build a better community for all and a future-ready Miami-Dade County. Located alongside the 836 Expressway, which features a dedicated bus lane, this development will provide residents with seamless and efficient transit options, further integrating smart mobility solutions into our growing region.”

Upland Park will enhance mobility while offering a viable commuting alternative for surrounding residents and transit users. The Dolphin Park and Ride transit hub offers direct access to the County’s East-West Corridor, currently served by the Metrobus 836 Express Route connecting Downtown Miami with Doral and other urban areas in West Miami-Dade.

“I am happy to see that we are moving forward with this transit-supportive development directly next to a fast-growing community that’s surrounded by a major commercial and employment hub in west Dade,” said Josiel Ferrer-Diaz, Interim Director of the Miami-Dade Department of Transportation and Public Works (DTPW). “By leveraging partnerships with the private sector, we are continuing to enhance Miami-Dade County’s goals to strengthen our economy, connectivity, the environment, and greater engagement.”

Terra’s recent multifamily developments include Grove Central, a transit-oriented mixed-use project with residential and retail in Coconut Grove; Natura Gardens, a multifamily community in Northwest Miami-Dade; and Pines Garden at City Center, a garden-apartment development in Pembroke Pines. The firm is also advancing Centro City, which will introduce up to 1,200 apartments as part of a larger 38-acre mixed-use development in central Miami-Dade, just west of Little Havana.
