Miami-Based Developer Proposes Complex with Workforce Housing at 8445 S.W. 94th St., Miami, FL, 33156

A Miami-based developer has filed a pre-application for a multi-family housing community in Kendall. 8445 Galloway LLC wants to proceed with a six-story apartment building, requiring 53,218 square feet of new construction. Current plans call for 41 residences—10 of which would be designated as workforce housing.

According to Miami-Dade County records, a family of four would have to earn 60 to 140 percent of the area median income (AMI) which, at the time of publication, ranged from $42,600 to $99,400.

The South Florida Business Journal reports that there would be “three ground-floor residences, 15 one-bedroom lofts, seven one-bedroom units, and 16 two-bedroom units.” In addition to the homes, the project would also include 54 parking spots and 1,291 square feet of commercial space. 8445 Galloway LLC acquired the vacant 0.92-acre site for $1.12 million last year. Coral Gables-based Obras Studio is the architect.

Recently, Florida YIMBY reported on another workforce housing venture in Miami-Dade County. Earlier this January, Monceau Realty filed a pre-application for a four-story, 90-unit workforce housing development. The one-bedroom and two-bedroom residences would measure 535 to 766 square feet.

8445 Galloway LLC’s project concerns 8445 S.W. 94th St., Miami, FL, 33156, in Miami-Dade County. It would be within walking distance of Baptist Hospital of Miami.
