The City of Miami Beach Planning Board and the Historic Preservation Board have approved the redevelopment of Haddon Hall, a 1940s-era hotel that’s currently operating as Axel Beach Miami-South Beach. The organizations unanimously gave Keyah Real Estate Group’s plans the greenlight for a seven-story, 262-room hotel.
According to Connect CRE, construction involves partially demolishing the original hotel and eliminating two commercial buildings. Houston-based Rottet Studio, which worked on designs for the Beverly Hills Hotel and New York Stock Exchange, is the architect. Conceptual renderings show that the project will incorporate some of Haddon Hall’s historic design, along with infusing “Streamline Moderne, Spanish Mediterranean Regionalism and Miami Modern styles.”

Updated features will include two swimming pools: one on the rooftop, the other on the ground-floor called “Garden Oasis Pool”. Other offerings include a 10,000-square-foot spa, a 6,500-square-foot ballroom, restaurant, and event space. Barcelona-based Grup Peralada has partnered with Keyah Real Estate Group on the venture, and through Haddon Hall’s redevelopment, it hopes to address the lack of event space in Miami Beach.
The Real Deal reports that Keyah purchased the build site for $20 million in June 2024; Grup Peralada purchased the hotel for $58.2 million in 2018. The hotel’s redevelopment concerns 1509-1515 Washington Avenue and 1500 Collins Avenue, Miami Beach, FL, 33139, in Miami-Dade County.
