Jay Roberts, CEO of Miami Beach-based Prosper Group, is in contract to acquire three prime parcels totaling one acre along the Miami River, adjacent to Brickell City Centre. The properties, located at 66 SW 6th Street, 625 SW 1st Avenue, and an additional riverside site, were purchased from 99SW7 Holdings LLC, a joint venture between Newgard Development Group and Two Roads Development. Prosper Group, which is finalizing a joint venture with a partner who remains confidential for now, is leading the off-market transaction, which is slated to close in the first quarter of 2026.

The planned development features a slender 59-story tower rising 720 feet, designed by Brandon Haw Architecture with ODP Architecture & Design to complement the evolving Brickell skyline. The tower’s curvilinear form integrates fluid horizontal lines that wrap around each level, creating a sense of movement and continuity. A recurring motif of sculpted horizontal bands appears in four distinct sections, breaking up the massing while reinforcing its dynamic architectural language. Expansive terraces and floor-to-ceiling glazing maximize natural light and frame sweeping views of the Miami River and city skyline.

The podium is elevated on dark, monolithic columns with a stone-like appearance. Warm metallic accents contrast against the crisp white and glass exterior, adding depth and refinement to the tower’s undulating silhouette. The project will include 160 luxury condominiums and approximately 35,000 square feet of food and beverage retail space, with details on the luxury brand partnership to be announced.

In addition to this acquisition, Prosper Group is under contract to purchase a 0.6-acre site at 1040 South Miami Avenue in Miami’s Brickell neighborhood for $40 million. The firm plans to develop a condo-hotel with up to 300 residential units, focusing on wellness and luxury living.
Prosper Group continues to expand its footprint across Florida with major projects in North Bay Village and Tampa. In partnership with MG Developer, the firm recently closed on a $31 million purchase of a 1-acre waterfront assemblage at 1681 and 1725 Kennedy Causeway, where a 147-unit luxury condominium with a waterfront restaurant is planned, with presales expected to launch in the first half of 2025. Additionally, Prosper Group is co-developing the Ora Hotel and Residences in Tampa, a $600 million, 39-story condo-hotel featuring 622 units, including 31 private residences on the top floors, further cementing its role in shaping Florida’s luxury residential market.
