Related Ross Seeks Rezoning for Mixed-Use Development at K Park Site in Wellington

A rezoning application is moving forward for a 66.3-acre site in Wellington, where Related Ross, led by billionaire developer and Miami Dolphins owner Stephen M. Ross, plans to develop a large-scale mixed-use project. The site, K Park, is located at 10400 Stribling Way and is currently designated for community facilities and commercial uses. The Village of Wellington’s Planning and Zoning Board will review the proposed land use amendment on February 19, with a final decision requiring Village Council approval at a later date.

The property is primarily used for agricultural purposes and includes a reservoir. The village-controlled Acme Improvement District acquired the land in 2003 for $8.46 million. In 2008, a previous attempt to sell a portion of the site for an assisted living facility fell through.

On January 14, the Village Council approved the sale of 66.3 acres to two entities: Wellington Property Owner LLC, an affiliate of Related Ross, and a subsidiary of ElevateEd, a private school operator led by Karen Yung, the founder of Education in Motion international private schools. Related Ross agreed to purchase the eastern portion of the site for $28.34 million, at a rate of $885,714 per acre, while ElevateEd will acquire the western portion for $14.63 million, at $457,143 per acre. Five acres of the site will remain as a reservoir. Under the agreement, any multifamily development will follow the completion of commercial construction.

Although no finalized site plan has been filed, a traffic study by Jupiter-based Pinder Troutman Consulting outlines the preliminary scope of the project. The mixed-use development is expected to include 600 multifamily residential units, 150 hotel rooms, a 250,000-square-foot shopping center, 82,478 square feet of restaurant space, and a private school with a capacity for 1,200 students. The study projects the development would generate nearly 25,000 daily vehicle trips, with approximately 19,600 of those coming from external traffic.

If approved, the project would introduce a range of new uses to Wellington, a community primarily composed of single-family homes. Adding multifamily residences and townhouses would diversify housing options, while new retail and restaurant spaces would provide local shopping and dining opportunities for residents and visitors attending Wellington’s equestrian events. The hotel component could further support the village’s seasonal tourism economy.

The proposed private school would expand local educational offerings, as many of Palm Beach County’s top private institutions currently have limited availability. Yung’s nonprofit Education in Motion operates 14 schools serving over 11,000 students in Switzerland, the United Kingdom, and Singapore. The Wellington school would be its first location in the United States, serving Pre-K through 12th grade.

Related Ross was formed in 2024 following Ross’ departure from New York-based Related Companies. The firm is now focused on new developments in South Florida, particularly in Palm Beach County. The K Park project remains contingent on rezoning and approval of the site plan before moving forward.
