Demolition has commenced at the future site of The Avenue, a planned mixed-use development set to rise at the gateway to downtown Naples. The project, led by Aprea under Andy Penev, is located along 5th Avenue between 5th and 6th Avenues and 9th and 11th Streets, east of Four Corners, where U.S. 41 turns toward Miami.
The 4.3-acre site currently consists of vacant lots and buildings that sustained damage from Hurricane Ian, including the former St. George & The Dragon restaurant, which closed in 2012. The demolition marks the first step in preparing the site for a pedestrian-oriented development, which will integrate 50 luxury residences and 75,000 square feet of retail and dining space across four boutique buildings.

Envirostruct has been contracted for demolition, implementing a phased approach that includes site perimeter fencing, structural assessments, and material recycling efforts. The process, expected to span 90 days, will use low-impact machinery to limit noise and dust emissions. Efforts are in place to minimize disruptions to nearby businesses and residents, with scheduled work hours and ongoing community updates. The general contractor for vertical construction will be announced in the coming months.

Sales for The Avenue’s residences began in January, with pricing ranging from under $3 million to $8 million. The units, designed with two to four bedrooms, will be complemented by exclusive amenities, including pools, fitness centers, spas, and club rooms. Residents will also have access to concierge services, beach transportation, housekeeping coordination, and private beach house vehicles.

The Dawn McKenna Group is leading sales and marketing for the development. “Momentum for The Avenue is palpable,” said Christine Lutz, Director of New Developments for the Dawn McKenna Group. “We’ve seen an incredible response from buyers who recognize that The Avenue is bringing a new level of luxury to Naples.”
Beyond residential offerings, The Avenue will feature landscaped open-air walkways, upscale dining, and high-end retail, reinforcing its role as a vibrant addition to downtown Naples.
