The Residences at 1428 Brickell Secures Master Permit, Clearing the Way for Vertical Construction

Master permit approval has been secured for The Residences at 1428 Brickell, a 70-story, 195-unit residential tower in the heart of Brickell. Developed by Ytech and led by Yamal Yidios, the approval sets the stage for construction to move full speed ahead. Unlike phased permitting, the master permit allows the project to proceed without interruption, keeping it on track for a seamless rise into the skyline.

Recent aerial photos provided by Ytech showcase ongoing site work at The Residences at 1428 Brickell, where excavation and foundation preparations are well underway. Heavy machinery, drilling rigs, and construction crews are actively working across the site, signaling steady progress for the forthcoming 70-story residential tower. The images reveal extensive groundwork, with piling operations and site grading in motion as the project moves closer to vertical construction.

Designed by ACPV Architects with Arquitectonica, the tower is being billed as the world’s first high-rise partially powered by solar energy. A “Solar Backbone” of 500 photovoltaic-integrated windows spans nearly 20,000 square feet along the west-facing façade, generating 175,000 kWh of clean energy annually. The system is expected to cut down 4,700 tons of CO₂ emissions and offset 3,000 barrels of oil each year, setting a new benchmark for sustainability in Miami’s luxury real estate market.

Homes will range from two- to four-bedroom layouts, measuring 1,800 to 4,000 square feet, with pricing between $3 million and $7 million. Some residences will feature two-story floor plans, offering expansive living spaces high above the city. At the top of the tower, a $60 million penthouse will feature seven bedrooms, nine bathrooms, soaring 30-foot ceilings, and two massive terraces overlooking Biscayne Bay. Additional penthouses start at $8 million, with sizes reaching up to 10,000 square feet.

The top three floors, sitting 850 feet above Brickell, will be dedicated to over 80,000 square feet of amenities. Residents will have access to three pools, including one at the crown of the building, a 10,000-square-foot gym, and a two-story wine and art lounge. Additional amenities include a private dining room with a custom Vaselli kitchen, a juice and wellness bar, an immersive spa, office suites, and a children’s recreation center. Fully furnished guest suites will also be available, with wellness offerings such as aquatic therapy, personal training, and spa treatments.

The building is resident-only, private, and gated, with estate managers assigned to each home to handle everything from housekeeping and pet care to in-unit deliveries and lifestyle services. A porte-cochère with 24/7 valet, porter, and security services will streamline arrivals. The Owner’s Club will offer curated food and beverage service, an on-site sommelier, and event planning assistance for private gatherings.
