A full vertical permit (Phased Permits – Phased Class I) has been approved for JEM Private Residences at 1016 Northeast 2nd Avenue in the 27-acre Miami Worldcenter district. The newly granted permit clears the way for superstructure work on the 67-story mixed-use tower, designed by Arquitectonica and developed by Naftali Group. Rising roughly 700 feet, the project will add 259 condominium units on its upper floors, 530 multifamily apartments below, ground-floor retail, and 591 parking spaces. Coastal Construction is the general contractor and completion is set for 2027.

There has been some ambiguity regarding the address for JEM Private Residences. For an extended period, 1016 NE 2nd Avenue was commonly referenced as the site’s location, while 175 NE 10th Street appears on the newly issued permit. Adding to the confusion, Google Maps displays 1044 NE 2nd Avenue, and other sources cited 1000 NE 2nd Avenue. Given these inconsistencies, the address specified in the latest permit—175 NE 10th Street—is likely the most accurate for tracking ongoing construction and permit filings.

The design for JEM Private Residences embraces an ocean-inspired aesthetic, characterized by wraparound terraces that promote open-air living and maximize views. The development team has incorporated wood accents and lush greenery throughout, aiming to bring elements of nature into the tower’s elevated environment. While Arquitectonica serves as the architect of record, Rockwell Group is responsible for shaping the interior design, ensuring residences feature modern layouts with an emphasis on indoor-outdoor connectivity. Fort Lauderdale-based EDSA is tasked with the landscape plan, layering in tropical plantings and water-inspired motifs to enhance the connection between the building’s exteriors and the surrounding Miami Worldcenter district.
Groundwork for JEM Private Residences commenced following a groundbreaking ceremony earlier this year, with foundation work advancing under a permit issued in October. The newly approved vertical permit now clears the way for superstructure construction to begin.
