Construction continues on Waterways Apartments and Marina, a rental community in St. Petersburg. The waterfront property will comprise 324 apartments and 53 townhomes on a 39-acre site.
In addition to the standard multi-family amenities, communal amenities will include five courts (two for pickleball, one for basketball, tennis, and volleyball, respectively), along with a children’s playground. There will also be 150 boat slips (130 wet and 20 dry) and an 8,000-square-foot restaurant. The property will also feature walking paths and a public boardwalk.

St. Pete Rising reports that plans for Waterways Apartments and Marina have evolved multiple times over the years. Originally approved plans in 2009 called for 120 apartments, 256 single-family units or townhomes, wet slips, private docks, and retail space. Yet, plans changed in 2017 and again in 2022 after Key International acquired the build site for $19 million. There, the developer proposed “Snug Harbor”, a 376-unit development that Florida YIMBY shared in September 2022. The number of units have since increased by 25 percent, with the density boost made possible by the Graywater Statute. Completion could happen in late 2026 or early 2027.
MSA Architects designed Waterways Apartments and Marina. Central Site Development is handling the infrastructure work, while Strategic Group will manage vertical construction. The development is located at 12000 Gandy Boulevard North, St. Petersburg, Florida, 33702, in Pinellas County.
