Keyah Real Estate Group has unveiled plans for a 262-key boutique hotel, which includes renovating the historic Haddon Hall Hotel at 1500 Collins Avenue and constructing a new building at 1509-1515 Washington Avenue. The project has secured approvals from both the City of Miami Beach Planning Board and, most recently, the Historic Preservation Board, allowing it to move forward.

Designed by Rottet Studio, the development will integrate Streamline Moderne, Spanish Mediterranean Regionalism, and Miami Modern (MiMo) architectural influences. Plans call for a rooftop pool and restaurant with ocean views, a Garden Oasis Pool, a 6,500-square-foot ballroom and event space, and a 10,000-square-foot spa and wellness center. A chef-driven restaurant is also set to anchor the Washington Avenue side.

“This project represents a model for future large-scale developments in Miami Beach, combining historic preservation with innovative new construction,” said Michael Larkin, Partner at Bercow Radell Fernandez Larkin + Tapanes, the project’s land use and zoning attorney.

The development is a joint venture between Keyah Real Estate Group and Grup Peralada, a Barcelona-based family office. It is slated for completion in 2028. A hotel operator and flag will be announced in the coming months.
