Florida YIMBY recently covered Olea on 126th, a 144-unit affordable housing development in Lincoln Avenue Communities’ pipeline. Now, we’re reporting on another project the firm has underway: 52 at Park.
Located in West Orange County, the complex will feature 300 apartments split among eight buildings measuring three and four stories above grade. It’ll also be one of the first affordable housing developments in Florida to be fully powered by solar panels. Communal amenities will include a clubhouse, swimming pool, fitness center, playground, and laundry facility.

According to Berkadia, residency will be reserved for tenants earning up to 60 percent of the area median income (AMI). County records note that the AMI for Orange County is currently $90,400.
Construction started on 52 at Park in Spring 2024; BLDUP notes that it’ll end in late 2025, with delivery on track for the first quarter of 2026. 52 at Park will cost more than $120 million to complete, with financing coming from multiple sources, including the Orange County Housing Finance Authority, Freddie Mac, the Florida Housing Financing Corporation, and Berkadia.
