120-Unit Affordable Housing Venture Proposed for Sunrise, FL

Yesterday, Florida YIMBY reported on The Powerline Apartments, of which could be Oakland Park’s first community under the Live Local Act. Now, we have learned of another project that will be its city’s first venture under the Act.

Pine Island Park, located in Sunrise, would comprise 120 homes. For a project to be considered under the Live Local Act, at least 40 percent of the units would have to be reserved for those earning up to 120 percent of the area median income (AMI); every home at Pine Island Park would be deemed affordable.

The South Florida Business Journal reports that residency would be available to those earning 30 to 80 percent of the AMI. City records share that, for a one-person household to qualify, they would have to earn $22,200 to $59,150 annually. The homes at Pine Island Park would span one-bedroom to three-bedroom floorplans. Communal amenities would include outdoor recreational space, including a park and yoga lawn. There would also be 238 surface parking spots.

Pine Island Park LLC, which is connected to Centennial Management, acquired the 4.8-acre site for $3.2 million in 2023. Modis Architects designed the community. It’s been proposed for a property east of Oakland Hammock Park.
