$155 Million in Financing Secured For 40-Story Flow House at Miami Worldcenter

Invictus Real Estate Partners and Integritas Capital have closed on a $155 million construction completion and condominium inventory loan for Flow House, a 40-story residential tower located at 697 North Miami Avenue within Miami Worldcenter. The financing supports the project’s transition from a rental development to a condominium offering, which has become one of the fastest-selling new residential properties in the Miami market.

Aerial imagery captured in mid-March shows Flow House nearly complete at 413 feet tall, with the structure fully integrated into the initial development phase of the block. Constructed by Kaufman Lynn Construction and led on-site by project executive Hans Nelson, the tower was designed by Cohen Freedman Encinosa Architects and brought to fruition through the efforts of a broad team including Areda Construction, Inc., C&C Concrete Pumping, Cemex, Coastal Masonry, Inc., Coastal Masonry of Florida, Inc., CHM Structural Engineering, LLC, Feller Engineering, NV5, Paramount Consulting and Engineering, LLC, Nagelbush Mechanical, Inc., Fisk Electric Co., and Infinite Windows.

Developed under the Flow brand—a platform-oriented real estate concept prioritizing resident experience—Flow House will comprise 466 condominium units, with prices starting at $450,000. The tower is designed with an emphasis on sustainability, resident wellness, and digitally integrated services, with a variety of homes featuring private balconies and select units offering water views.

“We were happy to work with Flow to structure a flexible financing solution to convert the rental tower to condominiums. We are excited to be part of this successful project,” said Eric Scheffler and Chris Pardo of Invictus.

Amenities include a 24/7 fitness center staffed by personal trainers, a meditation room, Pilates studio, cold plunge and sauna facilities, and an expansive activated pool deck. The Flow brand’s proprietary technology platform allows residents to access and reserve any of the building’s 25 amenity spaces—ranging from yoga lawns to conference rooms—as well as participate in curated community events and services.

Strategically located in Miami Worldcenter, Flow House offers residents direct access to one of the city’s most prominent mixed-use districts.
