Developers Propose ‘Black Creek Apartments’ in Miami’s Goulds Neighborhood

Developers have proposed a multi-family housing development for Miami’s Goulds neighborhood.

Black Creek Apartments would measure seven stories above grade and feature 252 apartments. Residences would include one-bedroom and two-bedroom floorplans, occupying a vacant 5.28-acre site. Communal amenities would include a ground-floor swimming pool and standalone clubhouse. There would also be 336 surface parking spots, averaging to about 1.33 spots per unit.

Bellon Architecture designed the venture. The Florida-based firm also designed a four-story, 90-unit development, also located in Goulds. Florida YIMBY covered that venture earlier this year. That project, along with Black Creek Apartments, are part of a larger initiative to transform the region and address the demand for housing. The Goulds area in particular is seeing an increase in development, thanks to changes in density allowances.

Goulds G4 Estates LLC, which comprises a group of developers connected to Ora Developments, is leading the project. Through multiple transactions, the firm assembled the site for a combined $7.15 million in 2022 and 2023.

Black Creek Apartments will be located south of its namesake, the Black Creek Canal, between Southwest 117th Avenue and West Dixie Highway. As this project is still in its infancy, our sources did not reveal an anticipated construction deadline.

    The second to last sentence should say South Dixie Highway.
