32-Story Continuum Club & Residences Breaks Ground In North Bay Village

Developers have broken groundon Continuum Club & Residences, a 32-story residential tower at 1755 John F. Kennedy Causeway in North Bay Village. Developed by the Continuum Company in partnership with Aksoy Holdings, the 340-foot-tall building is set to deliver 198 condominium residences and penthouses with waterfront views of Biscayne Bay and the Atlantic Ocean. KAST Construction is serving as the general contractor.

The project marks the second Miami-based residential development under the Continuum brand, following the Continuum South Beach. The tower is designed by Arquitectonica, with interiors by Durukan Design and landscaping by Martha Schwartz Partners.

Residences range from approximately 800 to 4,000 square feet, and will feature private wraparound terraces, Subzero and Wolf appliances, custom European cabinetry, and spa-inspired bathrooms with Dornbracht fixtures. Current plans include a mix of one- to four-bedroom layouts, with sales activity reported to have surpassed the 48 percent mark at the time of groundbreaking.

The tower’s curvilinear glass façade and coastal setting aim to distinguish it architecturally among the recent wave of residential development in the surrounding area. Located between Miami and Miami Beach, the site offers close access to Bal Harbour, the Design District, and Biscayne Boulevard, as well as nearby educational institutions and recreational amenities.

Continuum Club & Residences will introduce over 60,000 square feet of amenities. These will include a five-star restaurant, two pools, a jacuzzi plunge facing the bay, a private marina, and a member-only social lounge. Wellness amenities will feature a full-service fitness center, a yoga and movement studio, a spa with cryotherapy and infrared sauna options, and an on-site watersports dock with paddleboards and kayaks.

Additional offerings will include a dedicated residents’ app, EV charging stations, a Tesla house car, bike storage, and a waterfront promenade known as The Island Walk. Family- and pet-friendly spaces are also planned, including a playroom, splash pad, game room, indoor dog spa, and outdoor dog park. Onsite business amenities will include a boardroom, executive lounge, and flexible indoor-outdoor co-working areas.

The project is expected to complete in early 2028. Continuum Realty, the developer’s in-house brokerage division, is overseeing sales and marketing operations from its gallery at 1700 79th Street Causeway, Suite 136. Future residential developments by Continuum Company are being planned for nearby neighborhoods, including North Miami and Fort Lauderdale.
