The first phase of a transformative $2 billion mixed-use development has been announced in Miami-Dade County. Midtown Park Residences by Proper will be the first of six buildings (four residential towers, two office buildings), occupying a five-acre site that was previously slated to host a Walmart.
The 28-story branded tower will feature 288 condos, starting in the low $700,000s. There are more than 10 different floorplans, including fully furnished studio to two-bedroom units, “three-bedroom and Private Collection residences”, and four- to five-bedroom penthouses.

Midtown Park Residences by Proper features more than high-end living; it will also include more than 40,000 square feet of on-site amenities. Interior offerings include a fitness center, spa, and social lounges. Outdoor features include a rooftop pickleball court, yoga garden, and tropical pool deck.
Proper, Rosso Development, and Midtown Development are the 288-unit project’s developers. Proper is developing another project Florida YIMBY covered in 2023: the Shelborne South Beach by Proper, a redevelopment initiative that intends to update the historic hotel’s guest rooms while maintaining the building’s original art deco façade. The venture’s website shares that the hotel will open this spring.
