Exterior work is nearing completion at District 225, a 37-story residential tower at 225 North Miami Avenue in Downtown Miami. Designed by Sieger Suarez Architects, with interiors by Meshberg Group, and developed by Related Group in partnership with ROVR Development and BH Group, the 394-foot-tall tower is approaching the final construction phases ahead of its anticipated delivery later this year. Craft Construction Company LLC serves as the general contractor.
The tower introduces a modern profile to the downtown skyline with a streamlined, curvilinear form. Its reinforced concrete shell is clad in white stucco and accented with horizontal bands of dark-tinted glazing and black framing. The tower’s wide, subtly rounded elevations face east and west, while narrower flat elevations define the north and south sides. The absence of balconies lends the building a clean silhouette, with its curving form and striped horizontal window bands establishing the dominant visual language.

Recent photographs show significant exterior progress, including the removal of the construction hoist and ongoing detailing at the crown. A partially recessed top-floor structure—set to house rooftop amenities such as a landscaped pool deck and turf areas—is now clearly visible from above with work still under way. The building’s clean lines and contrasting finishes have become fully legible as the final cladding approaches completion.

At the ground level, construction continues on the exterior of the building’s retail spaces and residential lobby. Fencing and scaffolding remain in place as crews focus on cladding installation and completing architectural finishes along the street frontage. Exposed openings in the concrete shell indicate where future glazing and storefront systems will be fitted.

District 225 will yield 343 fully furnished studio, one-bedroom, and two-bedroom residences. Units are configured to support short-term rentals, with flexible ownership and management options appealing to investors and end-users. Residences are delivered turnkey, outfitted with modern finishes, built-in smart home features, and contemporary furnishings curated for functionality and comfort.

& anyone have any info on the Time Century (Metro Mall) renovations just to the south of this? There hasn’t been much activity in almost a year there.
