The VDG Land Co. LLC has plans to construct a development that would offer workforce housing for the employees of the nearby Breakers Palm Beach resort. The venture would occupy a 2.46-acre lot, about half of which is still owned by the city. VDG Land Co. LLC owns the remaining 1.3 acres. The proposed build site is mostly vacant.
Plans currently call for an eight-story building comprising 182,606 square feet of new construction. It will offer a total of 155 apartments, 78 of which would be designated as workforce housing. Palm Beach County records define workforce housing as residences reserved for those earning 60 to 140 percent of the area median income (AMI).

Palm Beach’s median household income is currently $104,000. Communal amenities at the 155-unit development would include a swimming pool, clubroom, fitness center, and salon, among other on-site offerings. There would also be 88 parking spaces.
To make the project possible, the developer wants to rezone the property from community service and commercial to multi-family. It’s also seeking a parking reduction, saying that most of the hospitality workers wouldn’t need cars.
