A 41-story tower has been proposed under the Live Local Act for Miami’s Wynwood Norte neighborhood. Wynwood Tower would comprise about 400,000 square feet of new construction, offering 234 residences. There would be studio to two-bedroom apartments, measuring 400 to about 890 square feet, along with a 9,749-square-foot penthouse.
Currently, the 0.56-acre site is zoned for up to 12 stories, but because the developer is filing under the Live Local Act, it can bypass height restrictions and the need for community hearings.

The South Florida Business Journal reports that about 93 would be designated as workforce housing. According to Miami-Dade County records, workforce housing is defined as affordable housing for households earning 60 to 120 percent of the area median income (AMI), which is currently $79,400 in Miami-Dade.
Communal amenities would span the high-rise’s 12th and 13th levels, along with additional offerings on the 25th floor. Amenities include a swimming pool, bar, game room, and fitness center. There would also be 5,038 square feet of commercial space and close to 260 parking spots.
AG Wyn LLC is the developer. It’s lead by Ruben Rodriguez and Alex Guerrero, a former MLB player who previously played for the Dodgers and internationally in Japan. The Weston-based firm assembled the site for a combined $3.3 million in 2018 and 2024.
Wynwood Tower would occupy 330 NW 37th St., Miami, FL, 33127, in Miami-Dade County.
