Exterior work continues to advance on Viceroy Brickell – The Residences, a 45-story residential tower underway at 77 SE 5th Street along the Miami River and Brickell Avenue. The project is being developed by Related Group and GTIS Partners, in partnership with hospitality brand Viceroy Hotels & Resorts. Arquitectónica is serving as the architect, with interiors by Meyer Davis, while John Moriarty & Associates is leading general contracting efforts.
Recent photos show steady façade progress, with much of the building’s glass balcony railings and window systems installed by GM&P Consulting and Glazing Contractors, Inc., and exterior finishes advancing across the tower’s undulating form. The finishes appear to consist of a cool grey stucco. Temporary construction hoists remain active along the southern elevation. Adjacent to Viceroy Brickell is the rising construction of the 75-story Baccarat Residences tower.

Upon completion, Viceroy Brickell will yield 420 residences, comprising studios, one- and two-bedroom units, city flats, and penthouses. Residences will feature tinted floor-to-ceiling windows, glass-enclosed balconies, and imported travertine porcelain flooring. Ceiling heights will span nine feet for tower homes, 13 feet for city flats, and 10 feet for penthouses. Kitchens will be outfitted with Italian cabinetry, Bosch and Fisher & Paykel appliances, and imported quartz countertops, while bathrooms will feature frameless glass showers, Brizo gold-finished faucets, and Italian cabinetry.

Amenities will span 37,000 square feet, including a 14th-floor amenity deck with a heated pool, outdoor spa, cabana seating, summer kitchen, and bocce court. Indoor features include a fitness center with cardio theater, private cinema, wine tasting room, multi-sport simulator studio, and access to a curated collection of contemporary artwork from the Jorge M. Pérez Collection. Residents will also have preferred access to services offered by Viceroy Hotels & Resorts and complimentary private beach club memberships at the Grand Bay Club in Key Biscayne.

The tower’s porte cochere and all-glass lobby will welcome residents with natural light, white terrazzo tile, and tropical murals, while ground-floor retail will include a food-and-beverage space with a dual-concept bar serving espresso by day and martinis by night.

Construction is projected to complete in early 2026. Fortune International Realty is serving as the exclusive sales agency for the project.
