Deep-Soil Mixing Process Set to Begin at The Delmore in Surfside, Miami

Construction continues at The Delmore, where DAMAC International has announced the upcoming commencement of the deep-soil mixing (DSM) process for its 12-story, ultra-luxury oceanfront condominium project at 8777 Collins Avenue in Surfside, Miami. The Delmore represents DAMAC’s initial foray into the U.S. market and is positioned within Miami’s “Billionaire’s Triangle.”

The DSM process will be overseen by Keller North America, recognized as the world’s largest geotechnical contractor. Their involvement marks a critical next step following the complete removal of the existing basement structures at the site.

Deep-soil mixing will stabilize the site’s soil while creating a watertight perimeter, an important consideration given the project’s coastal location. The DSM method improves soil properties without the need for pile driving, maintaining the existing water table and avoiding vibration-related impacts common in traditional shoring systems. The process also continuously monitors soil mix quality in real-time.

“Traditionally, once a basement was excavated, sheet piles are pounded into the ground to interlock with each other and create a metal wall,” said Jeffery Rossely, Senior Vice President of Development for DAMAC International. “Through DSM, we are using the existing soil and not removing it—as traditionally done—which is much more environmentally sound. Every facet of The Delmore’s construction is designed to minimize impact on the land and the surrounding communities.”

“The technology is unsurpassed, specifically for coastal areas,” said Michael Meneses, Branch Manager South Florida for Keller North America. “With prior systems you had to come to the end of the process to see how successful it was. With DSM you are measuring the soil mix strength while in the process, as you go, providing mounds of data to help ensure success.”

The Delmore is planned to deliver 37 full-floor and half-floor “sky mansion” residences, with an average size of over 7,000 square feet. Units will be supported by more than 55,000 square feet of amenities, including expansive terraces, a rooftop deck, a 75-foot indoor lap pool, a state-of-the-art fitness center, a meditation garden, wellness spaces, and curated Michelin-starred dining exclusive to residents.

Architectural design is led by Zaha Hadid Architects (ZHA), incorporating a flow-through “canyon” space to delineate the north and south wings, a suspended see-through swimming pool 125 feet above ground, and a façade composed of sculptural shell-shaped fins. These fins are engineered to provide privacy between units, shade the terraces, and soften the building’s visual impact from the beach. Terraces are uniquely staggered to maximize views and privacy.

Landscape architecture is led by CLAD Landscape Architecture & Design, founded by Carolina Monteiro, with a focus on integrating the building harmoniously with its oceanfront surroundings.

Sales for the four- to five-bedroom residences are being exclusively brokered by Douglas Elliman, with pricing starting from $15 million. Each wing will host no more than two residences per floor. Completion is anticipated in 2029.

The Delmore will offer 200 linear feet of direct beachfront access, along with unobstructed views of the Atlantic Ocean, Biscayne Bay, and the Miami skyline.

  1. The residential condominium building that collapsed, Champlain Towers South, was located on this site. Glad to see something rising here but I wonder if that will keep people from buying here? I am guessing it will not. Those starting prices are ambitious!
