Revised plans have been filed for the mixed-use supertall tower planned by Citadel at 1201 Brickell Bay Drive in Miami’s Brickell Financial District. The project, which is progressing through Miami-Dade County’s Rapid Transit Zoning review process, was initially submitted in October 2024, with updated filings made in late March 2025.
The proposed tower will maintain a height of approximately 1,049 feet above ground, or approximately 1,051 feet above sea level—the maximum permitted under current FAA regulations in the area. Design updates include a visibly expanded crown element, now featuring a lighting system capable of multi-color illumination across the upper levels and the building’s façade. The structure will be set back from Brickell Bay Drive and span the length of the waterfront parcel between Southeast 13th and 14th Streets, with plans to integrate a continuous public baywalk along the eastern edge of the property.

In the older design, the top of the tower was more streamlined, capping the building without much vertical extension. In the newer renderings, the crown has been significantly enlarged and reshaped. It now extends more prominently outward, resembling a winged or petal-like pavilion. This sculptural top element adds more visual distinction to the skyline profile.

The tower is being developed under ownership entities affiliated with Citadel: 1201 Brickell Bay LLC, 1250 BB Asset Co LLC, and 1221 Brickell LLC. Foster + Partners is serving as the design architect, with AAI Architects, P.C. as the architect of record. The broader consultant team includes Thornton Tomasetti for structural engineering and resiliency, Langan for geotechnical engineering, Kimley-Horn and Associates for civil and traffic engineering, Cosentini Associates for MEPFP systems, and Field Operations for landscape architecture.

The program has been clarified in the latest filing. The tower will feature a hotel program on the upper levels, beginning on the 42nd floor and extending to level 62. The hotel component includes 212 rooms, a lobby on level 58, an amenity dining level on 57, a pool on level 55, and a landscaped top pavilion crowning the structure on level 62. Office space will span from level 7 through 38, divided into low-rise (floors 7–20) and high-rise (floors 21–38) sections. The lower floors include hotel and office lobbies, dining, back-of-house uses, and event space. A ballroom is programmed for level 3, with indoor amenity areas on level 4. Five levels of below-grade and podium back-of-house space round out the lower structure.

The total gross floor area is approximately 1,485,174 square feet, with about half dedicated to office use and the remainder to hotel and amenity programming. The site will also contain 50 underground parking spaces and areas designated for loading and service.

According to the submitted diagrams, the tower’s façade expression is articulated through a layered system of design elements that reinforce its slender, elliptical profile. The primary expression is defined by large horizontal nosing components, followed by secondary and tertiary nosings that establish a rhythmic vertical and horizontal grid across the curtain wall. Columns and smaller mullions comprise the quaternary layer, contributing to the tower’s overall structural clarity and depth. The glazing system combines high-transparency glass with varying bands of opaque spandrels, creating a subtle interplay of lightness and shadow. The building achieves a glass-to-opacity ratio of 63% on all four elevations.

According to project documents, the development team is requesting a number of administrative site plan adjustments and zoning variances as part of the review process. These include minor modifications to required open space, landscaping treatments, and setbacks along the waterfront edge. No changes have been made to the previously stated building height or overall square footage.
In January, reports confirmed that Citadel is partnering with Related Companies on the project, though a full development timeline has not yet been released.
