‘Thunderbird Beach Resort’ Slated for Redevelopment at 10700 Gulf Boulevard, Treasure Island, Florida

A 1950s-era hotel in Southwest Florida that sustained hurricane damage is slated to be demolished––then rebuilt, our sources share.

Thunderbird Beach Resort debuted in 1957 as the Thunderbird Motel, at the time featuring 64 units and 310 feet of linear beachfront property. Now, new plans call for the demolition of its various two- and three-story buildings and replace them with a four-story, 48-foot-tall hotel.

The new and improved Thunderbird Beach Resort will feature 106 rooms, spanning the low-rise’s second through fourth floors. Floors two and three will feature 38 rooms each; the top floor will host 30 rooms. The structure’s first floor will effectively serve as a parking garage, offering 126 parking spots, along with hosting the hotel’s lobby and some office space. The hotel’s original neon sign will remain, and guests will still enjoy direct beachfront access.

Guest amenities at the Thunderbird Beach Resort will include a fitness center, swimming pool, sun deck, and meeting space. The redevelopment is still in its infancy. Before construction starts, the developer must secure various county permits and approvals.

Thunderbird TI Holdings LLC purchased the hotel from its original owners for $25.5 million in 2021. The hotel was originally built more than 60 years ago for $750,000. Plisko Architecture is the architect. Renderings by the Clearwater-based firm show that the four-story building will be in a “U” shape.
