YIMBY Scopes Views of Forma Miami at 2900 Biscayne Boulevard in Edgewater

Construction is complete and leasing is underway on Forma Miami, a 39-story residential tower located at 2900 Biscayne Boulevard in the Edgewater neighborhood of Miami. Designed by Arquitectonica, with ODP Architecture & Design as the architect of record and interiors by Rockwell Group, the tower was developed by Crescent Heights. building rises approximately 428 feet and encompasses over 940,000 square feet of space, including 588 rental units and 50,812 square feet of ground-floor retail. Stiles McHugh, LLC—a joint venture between Stiles Construction and McHugh Construction—served as the general contractor.

Recent photographs show the completed 39-story tower, characterized by rectilinear massing, continuous bands of glass balcony railings, and a staggered visual rhythm created by painted detailing along the slightly recessed slab edges at each balcony level. A 9,350-square-foot mural titled Track & Field by Arturo Herrera spans the eastern façade of the parking podium, adding a prominent visual anchor at the base of the tower.

Forma offers junior one-bedroom, one-bedroom, two-bedroom, and three-bedroom penthouse residences ranging from 485 to 1,980 square feet. Units are equipped with smart-home infrastructure, feature high ceilings, floor-to-ceiling windows, and private terraces. Select residences provide views of Biscayne Bay, the Atlantic Ocean, Downtown Miami, and the surrounding urban context.

Forma also offers an 85,000-square-foot amenity program for wellness, recreation, and remote work. Features include a 10,000-square-foot fitness pavilion, a lounging pool, a lap pool, an air-conditioned indoor dog lounge, a pickleball court, a meditation room, a sports bar and beer garden, a game room, and a full floor dedicated to coworking spaces. Whole Foods Market is planned to occupy the entire ground-floor retail podium.

The top level includes the Skyline Terrace, an outdoor amenity space offering panoramic views of Biscayne Bay and the Miami skyline, and a west-facing Sunset Terrace designed for evening use.

Forma Miami contributes to the Edgewater corridor’s continued densification and residential growth, offering direct access to Biscayne Boulevard and surrounding neighborhoods, including Midtown, Wynwood, and the Design District.

  1. Nice design. I really like the way Arquitectonica is creative with the layout of balconies on many of their buildings. It makes an otherwise bland looking high-rise have a bit of character.

    Nice photography as well!
