A Temporary Certificate of Occupancy (TCO) has been issued for Amara Wynwood, an eight-story mixed-use development located at 45 NE 27th Street in Miami’s Wynwood neighborhood. The project, a joint venture between PGIM Real Estate and Fifield Companies, officially received its TCO on May 9, 2025, and has begun welcoming residents.
Amara Wynwood offers 210 luxury rental apartments across a mix of studio, one-, and two-bedroom layouts, ranging from 467 to 1,206 square feet. The development also includes 11,604 square feet of ground-floor retail space that will cater to food, beverage, and wellness-focused tenants, enhancing the pedestrian experience and complementing the area’s existing commercial offerings.

Designed with an art-forward approach, the building features Wynwood’s only rooftop sculpture garden, showcasing works by emerging local artists. Additional visual elements include large-scale murals by Miami-based artist Leon Bedore (Tes One), highlighted by a multi-story courtyard piece incorporating vivid yellow and blue tones.

The project also delivers 27,486 square feet of indoor and outdoor amenities. Highlights include a resort-style pool deck with private cabanas and lounge areas, indoor co-working and conference rooms, a resident lounge, a demonstration kitchen, and a wellness suite featuring a sauna, cold plunge, and red-light therapy room. A dedicated pet spa and dog run are also included.

Residences offer private balconies or terraces, open-concept layouts, quartz countertops, stainless-steel appliances, walk-in closets, and in-unit washers and dryers. Select units feature ceiling heights up to 11 feet.

Amara Wynwood is located within walking distance of Wynwood’s signature murals, galleries, boutiques, and restaurants. The site boasts a 96 Walk Score and is near public transit options, including Metrobus, Metrorail, and Brightline. Immediate access to I-95, I-195, and SR 112 offers connectivity to Downtown Miami, the Design District, Miami Beach, and Miami International Airport.
Bozzuto is managing leasing and property operations, while retail leasing is being handled by Juan Andres Nava of Metro 1 Commercial.
