Developer Proposes Eight-Story Apartment for Miami’s Goulds Neighborhood

K2 Capital Group hopes to get approval for a housing development in Miami-Dade’s Goulds neighborhood. Plans call for an eight-story building featuring 206 apartments. The venture, designed by Bellon Architecture, includes a two-story, 243-spot parking deck and a swimming pool, among other communal amenities.

Mariano Karner and Esteban Koffsmon, the two developers behind K2 Capital Group, purchased the venture’s 2.6-acre build site for $4 million in 2024. K2 Capital Group was formed with a focus on workforce and affordable housing, a distinction from their other development firms, according to the Real Deal.

The 206-unit project is just one of many projects unfolding in southern Miami-Dade County, and Florida YIMBY has closely followed many of them. One such project is a four-story, 90-unit apartment complex, proposed by Monceau Realty. Also designed by Bellon Architecture, the project would feature retail space in addition to the residential aspect. Another project is San Sebastian Luxury Townhomes, a garden-style housing development in Goulds.

K2 Capital Group’s eight-story residential endeavor concerns the sites of 21220 and 21350 Southwest 115th Road and 21143 and 21281 Southwest 117th Avenue, Miami, Florida, 33177, in  Miami-Dade County. Aerial renderings from Google Earth suggest that the proposed site was used for agricultural purposes.
