Two developers have filed plans for Aurea, a 29-story residential tower near Miami’s Health District. If approved, the venture would measure 29 stories, requiring close to 400,000 square feet of new construction. It would occupy a vacant site.
There would be 332 apartments at Aurea; residences would begin on the seventh floor, with unit sizes ranging from 400 to 920 square feet. Plans call for more than 4,000 square feet of indoor amenities, along with a rooftop swimming pool and spa.

Allen Morris Co. and Black Salmon are the two developers. The pair are seeking waivers under the Live Local Act related to parking and vehicle entrances. It intends to designate 40 percent of the homes as workforce housing. Under these parameters, 133 homes would be available to families earning 60 to 140 percent of the area median income (AMI). In addition to the residential aspect, Aurea would have 291 parking spots and about 3,600 square feet of retail. Arquitectonica is the architect.
If the project gets all necessary approvals, Aurea could start construction in early 2026. It’s been proposed for 1321 NW 9th Avenue, Miami, FL, 33136, in Miami-Dade County.
