Exterior Work Nears Completion at NoMad Residences Wynwood in Miami

Exterior work is progressing toward completion at NoMad Residences Wynwood, a nine-story condominium development underway at 2700 Northwest 2nd Avenue in Miami’s Wynwood Arts District. Recent construction activity reveals the near-final appearance of the building’s façade, marking a major milestone for the project, which introduces the first residential concept by the internationally recognized NoMad Hotels brand.

Developed by Related Group in partnership with Tricap, and designed by Arquitectonica with interiors by DesignAgency and landscaping by Naturalficial, the project will yield 329 fully furnished residences ranging from studios to two-bedroom layouts. Designed to reflect the creative ethos and boutique hospitality associated with the NoMad brand, the development features a rooftop restaurant and bar, a suite of resort-style amenities, and curated artwork from the Jorge M. Pérez Collection.

Aerial images provided by Beauchamp Construction show significant progress on the exterior envelope, with the structure now closely resembling the project’s original renderings. The building maintains a consistent massing from end to end, with the primary frontage along Northwest 27th Street defined by a flat façade composed of alternating white and black stucco. Gray stucco serves as a secondary finish beneath these contrasting elements and lines the interior balcony walls, creating subtle depth and material variation.

The rear elevation, facing Northwest 27th Terrace, features a series of recessed vertical bay volumes that articulate the massing and create dynamic shadow play along the façade. Curved architectural motifs are carried throughout the design, softening the building’s rectilinear form and adding sculptural dimension to the exterior. A majority of the glass balcony railings have been installed, while the ongoing application of bronze-toned vertical trim elements introduces a warm, metallic contrast to the neutral stucco palette. GM&P Consulting and Glazing Contractors, Inc. serves as the glazing contractor. Johnson, Avedano, Lopez, Rodriguez & Walewski Engineering Group, Inc. is responsible for HVAC, plumbing, fire protection, and electrical engineering. JGR Construction, Inc. served as the shell contractor.

With cladding installation nearing completion, the building has taken on the look and feel of its original concept renderings, signaling steady progress toward its targeted delivery in the fourth quarter of 2025.
