Two Projects with Affordable Housing Proposed for Broward and Miami-Dade Counties

Florida YIMBY has learned of two residential projects that will offer affordable housing in Broward and Miami-Dade counties. Here’s what we know.

Keystone Holdings Group has proposed a high-rise residential tower in Miami. Measuring 18 stories above grade, Keystone Midway would offer 477 one-bedroom and two-bedroom apartments, with at least 40 percent (190) designated as affordable housing.

Proposed under the Live Local Act, residency would be reserved for tenants earning up to 120 percent of the area median income which, according to Miami-Dade records, would be $99,400 for a family of four. If approved, Keystone Midway would occupy a two-acre lot, located at 190 Northwest 79th Avenue.

The next affordable housing project in the South Florida pipeline is the Enspire at Sunirse, which would offer both at-market-rate and affordable housing units. The multi-family venture would yield 229 apartments, with about 35 (15 percent) reserved for tenants earning up to 120 percent of the area median income (AMI).

The homes would be spread among three buildings measuring four to six stories above grade. Communal amenities at the Enspire at Sunrise would include a two-story clubhouse, fitness center, and pool deck, among other features. Pinnacle Housing proposed the Enspire at Sunrise. The firm recently filed plans for the second phase of Tropical Pointe; the addition, called Tropical Crossings, would comprise 215 units.

The Enspire at Sunrise would occupy the northeast corner of Oakland Park Boulevard and Northwest 68th Avenue, Sunrise, FL, 33313, in Broward County.
