5,700-Unit Little River District To Be ‘First Fully Integrated Smart Home City In Florida’

The Little River District, a 63-acre mixed-use development in Miami’s Little River neighborhood, has recently secured unanimous approval from the Miami-Dade County Commission. Spearheaded by SG Holdings—a joint venture between Swerdlow Group, SJM Partners, and Alben Duffie—the project is expected to become the largest affordable housing development in county history. At full buildout, it will feature 5,700 residential units equipped with advanced smart-home technology and complimentary internet access, positioning the district as Florida’s first fully integrated smart home city.

SKYX Platforms Corp., a technology firm specializing in smart-home infrastructure, announced it has entered into a multi-phase agreement with SG Holdings to supply more than 500,000 smart devices to the project. Each residential unit will be delivered with SKYX’s proprietary ceiling platforms and smart features, including 911 emergency alerts, carbon monoxide and smoke detection, and remote-controlled lighting, temperature, and energy systems.

“Our $3 billion mixed-use development is set to redefine the urban landscape of Miami by combining transit access, affordability, and SKYX’s innovative platform,” said Michael Swerdlow, principal at SG Holdings.

“This development is not just about housing—it’s about building a safer, smarter, and more connected community,” added Rani Kohen, Executive Chairman of SKYX Platforms Corp.

Designed by Arquitectonica, the Little River District will also include more than 370,000 square feet of retail space, with key anchors such as Home Depot and BJ’s Wholesale Club. Additional plans call for a major supermarket, gas station, food and beverage outlets, and a new $35 million Tri-Rail station, improving regional connectivity. The project will also provide approximately 250,000 square feet of publicly accessible green space.

Located along a major corridor in the Little River neighborhood, the development is expected to generate long-term economic growth through housing, transit-oriented infrastructure, and commercial activity. A detailed construction timeline has not yet been announced.

  1. Who is paying for all this affordable housing? It certainly doesn’t build itself.

    It certainly isn’t the Feds or State.
