Developer Seeks Height and Unit Increase for ‘Roche Bobois Residences’ at 344 4th Street South, St. Petersburg, Florida

Florida YIMBY has an update regarding Roche Bobois Residences, a venture led by Clearwater-based Valor Capital. Our January 2024 report shared that initial plans called for a 25-story, 152-unit tower. Now, Valor Capital has amended its plans, seeking to increase the venture’s height by 50 feet and build an additional 13 units.

The new Roche Bobois Residences is set to rise 29 stories above grade, featuring 165 condos—a departure from the original plans that called for individually-owned hotel keys. St. Pete Rising notes that the ultra-luxury homes would span one-bedroom to three-bedroom floorplans, along with penthouses. There would also be 4,103 square feet of commercial space and 103 parking spots, 83 of which would be in a structured, multi-level parking garage.

Communal amenities at the $70 million venture would include a fifth-floor amenity deck with a swimming pool and an art plaza and residents-only lounge. The rooftop Sky Deck, a key feature of the previous design, is no longer part of the plan. Before construction can start in 2026, the general contractor must demolish the buildings on the half-acre site, some of which date back to the 1920s.

Roche Bobois Residences is scheduled for a 2028 completion at 332, 340, and 344 4th Street South, St. Petersburg, Florida, 33701, in Pinellas County.
