NoMi Square, a 342-unit mixed-use multifamily and workforce housing development, has broken ground at 13855 NW 17th Avenue in North Miami. The seven-story project is being developed by Integra Investments through a public-private partnership with the North Miami Community Redevelopment Agency (NMCRA), and is backed by a $65 million construction loan from Banco do Brasil Americas. Total investment in the development is expected to exceed $100 million.

The development is set on a 7.6-acre site and will offer a mix of one-, two-, and three-bedroom rental apartments, including four live-work units designed for local entrepreneurs. A 528-foot-long linear park will front the property along NW 17th Avenue, providing public green space with features such as a butterfly garden and shaded trellises.

Designed by Anillo Toledo Lopez Architecture, the development emphasizes energy-efficient construction and sustainable features. These include Florida-native landscaping, bioswales, green walls, EV charging stations, and energy-saving appliances. The project will pursue National Green Building Standard (NGBS) certification.
Amenities will include a central courtyard with a resort-style pool deck, cabanas, a summer kitchen, a clubhouse with lounge and coffee bar, co-working areas, and a fitness studio. Residences will feature open layouts, wood-style flooring, stainless steel appliances, and designer fixtures.
As a dedicated workforce housing community, NoMi Square aims to provide high-quality rental housing for professionals and essential workers in North Miami. The project is expected to create more than 500 construction jobs and support ongoing economic development in one of Greater Miami’s most active corridors.
