Thanks to the Live Local Act, a new multi-family housing development will take shape on a parcel zoned exclusively for Employment Centers (EC-1). Alta Roosevelt is slated to measure five stories above grade, offering 381 apartments.
Of those units, 40 percent (152) would be designated as affordable housing, accessible to those earning up to 120 percent of the area median income (AMI). The remaining 229 homes will be at-market-rate units; per RentCafé, the average monthly rent for an 874-square-foot apartment in St. Petersburg is $2,095. The market-rate homes at Alta Roosevelt may or may not fall within those parameters.

According to St. Pete Rising, homes will range from studio to three-bedroom layouts; seventy percent will be either studio or one-bedroom homes. While our sources don’t list communal amenities at this time, they report that plans include 665 parking spots. This involves using the already-existing parking garage on the site (which already features 519 spots) and adding 146 surface parking spots.
Before the start of construction (the timeline of which hasn’t been announced), the general contractor will have to demolish a 164,919-square-foot office building on the site.
Wood Partners is the developer. Alta Roosevelt is just one of many projects under the Alta banner. Others include Alta Gateway, Alta Clearwater, and Alta Bellair, which were completed in 2020, 2021, and 2022, respectively.
