A new residential development has been proposed for 312 NW 7th Street in Fort Lauderdale’s Progresso Village neighborhood. The project, led by Home Venture Investments, calls for an eight-story mixed-use building with 422 apartment units, 1,667 square feet of ground-floor commercial space, and 581 parking spaces. The site falls within the NWRAC-MUE zoning district, and the development team is seeking a parking reduction as part of its site plan application, reducing the required 700 spaces by 119.

The proposed building is designed by FSMY Architects + Planners and incorporates modernist influences with a streamlined architectural expression. The project draws from Mid-Century architectural precedents, including those of Richard Neutra and Le Corbusier, with flat planes, bold horizontal lines, and large expanses of floor-to-ceiling glass. The exterior will be defined by clean geometries and minimal surface articulation, consistent with Bauhaus-inspired design principles. The façade features a primarily gray and white color palette, impact-resistant windows, and metal railings.

According to filings, the project will include a mix of market-rate and affordable units. Of the 422 apartments, 10 percent—or 43 units—will be designated as affordable, with the remaining 379 offered at market rate. Units will be distributed among studios, one-bedroom, and two-bedroom layouts.

The building will rise to 91 feet and include a ground-level lobby on the site’s east side, adjacent to the garage. The lobby will operate with 24-hour security, while the building will have a monitored camera system. All access points will require keyed entry, and the garage will have overhead security gates and enhanced lighting.

The development will provide nearly 19,000 square feet of open space, including a landscaped central courtyard, rooftop lounge, pool deck, and other resident amenities. At the street level, residential units with direct sidewalk access and upgraded landscaping aim to improve the pedestrian experience along NW 7th Street and NW 3rd Avenue.

If approved, the new building will join The Six13 to fully occupy the block between NW 7th Street and NW 3rd Avenue. The proposed project site includes existing low-rise structures that must be demolished before construction. The scheduled Development Review Committee meeting was set for June 10, 2025.
The development site is located within Fort Lauderdale City Commission District 2 and falls under the Progresso Village Neighborhood Association. Architectural Alliance Landscape is leading landscape design, and Flynn Engineering Services, P.A., is handling civil engineering. Toothaker.org is providing land use counsel.
