Ytech Unveils KPF-Designed Residential Tower ‘Seven Broadway’ in Brickell, Miami

Ytech has unveiled plans for Seven Broadway, a new residential tower designed by Kohn Pedersen Fox, proposed for 75 and 41 Southwest 15th Road in Miami’s Brickell neighborhood. The development would rise from a 0.3-acre site located two blocks west of Brickell Avenue and directly across from Cipriani Residences.

The assemblage is bounded by SW 15th Road to the south, SW 1st Avenue to the west, and SW 14th Terrace to the north. Ytech acquired the properties between 2018 and 2020 for approximately $8.2 million and has commenced demolition of the existing mid-century structures in preparation for development.

Renderings depict a sculpted tower with a bronze-toned façade featuring floor-to-ceiling glazing and a series of horizontal fins that highlight each floorplate. Rounded corners and subtle setbacks reduce the visual bulk of the massing, while contributing to a refined presence on the skyline. The podium is integrated with curved glass storefronts and layered landscaping at the street level, activating the ground plane and establishing a pedestrian-oriented frontage across from Simpson Park.

The building is expected to include luxury residential units, although the exact number has not been disclosed. KPF’s design prioritizes views of Biscayne Bay and Downtown Miami, while landscape architecture by Enea introduces tropical plantings, widened sidewalks, and shaded pathways to enhance walkability and connect the development to the surrounding neighborhood fabric.

“This residential tower is the result of years of thoughtful study, design refinement, and a deep commitment to creating enduring architecture,” said Yamal Yidios, CEO of Ytech. “Our focus remains clear: to design with intention, build with integrity, and uphold an unwavering standard of quality.”

The project site is located within walking distance of the Brickell Metrorail and Metromover stations and is surrounded by a dense mix of office, residential, and hospitality developments. Seven Broadway joins a growing list of high-rise proposals contributing to Brickell’s transformation into one of Miami’s most vertically developed and transit-accessible districts.

Ytech’s broader portfolio includes The Residences at 1428 Brickell, a 70-story tower currently under construction several blocks to the northeast, noted for its integration of solar energy technology.

A construction timeline for Seven Broadway has not yet been announced; however, Ytech has secured a $19.5 million pre-development loan from Israel Discount Bank to advance the project.
