A Houston-based developer hopes to get approval for an affordable housing development that would replace an automotive building in Miami-Dade County.
Bazbaz Development has proposed a 37-story tower that would feature 364 residential units. Of those units, 40 percent (about 145) would be designated as workforce housing for tenants earning up to 120 percent of the area median income (AMI).

Bazbaz is filing under the Live Local Act, which allows developers to bypass local zoning hearings, along with offering other incentives. For this particular project, Bazbaz wants to proceed with a parking reduction and various other waivers.
The South Florida Business Journal reports that homes would span 460 to 1,047 square feet; communal amenities would include a rooftop swimming pool and more than 20,000 square feet of interior amenities. Plans also call for 212 parking spots.
In total, Bazbaz Development’s project would span 378,042 square feet of new construction. If approved, the high-rise tower would occupy a 0.44-acre build site that Bazbaz purchased for $2 million in 2022. Before the start of construction, the general contractor would demolish a structure erected in the 1950s, but it’s not considered historically significant.
The 37-story tower has been proposed for 70 NW 36th St, Miami, FL 33127, in Miami-Dade County.
