Plans Submitted to Miami’s UDRB For Twenty Sixth & 2nd Wynwood Residences

Plans have been submitted for review to the Urban Development Review Board for Twenty Sixth & 2nd Wynwood Residences, a new eight-story mixed-use development proposed for 2600 NW 2nd Avenue in Miami’s Wynwood neighborhood. A joint venture between PMG and LNDMRK Development, under 2600 NW 2nd Ave Trustee, LLC, spearheads the project. Designed by Cube 3 with interiors by Cotofana Designs, the 147-foot-tall building will comprise 233 fully finished and furnished residences, 11,153 square feet of deeded private office suites, and 27,314 square feet of ground floor retail space, allowing owners to host both home and office 365 days a year on Airbnb.

The development site spans 1.14 acres, covering four parcels: 223 NW 26th Street, 2600 NW 2nd Avenue, 2630 NW 2nd Avenue, and 2612 NW 2nd Avenue. Located within the T5-O transect zone and governed by the NRD-1 zoning overlay, the property benefits from special programs and zoning flexibility to encourage dense, walkable, mixed-use development in Wynwood.

The design for Twenty Sixth & 2nd Wynwood Residences incorporates contemporary urban architecture and elements that respond to the surrounding Wynwood context. The building’s street-level frontage features floor-to-ceiling glass, providing visibility into the commercial and lobby spaces and creating a connection with the pedestrian environment. Above, two levels of structured parking are screened with an aluminum louver system and art panels. A landscaped terrace is positioned atop the podium, providing outdoor space accessible to residents and office users. The tower includes recessed balconies and rounded architectural corners, with floor-to-ceiling glass enclosing the private office suites. The structure is topped with a rooftop deck with a pool, wellness-oriented facilities, and open views of the surrounding city.

The project’s ground-floor retail space will span three frontages, with nearly 475 feet of linear exposure. ASG Equities, which is selling the land to the joint venture, will retain ownership of the retail component and hold a minority stake in the residential portion. Above the retail base, the building will feature two levels of parking (one in mezzanine format), a dedicated office floor, and residential units spanning levels four through eight.

Office suites, which come deeded with each unit, include locking access, built-in desks, lounge areas, and access to shared meeting rooms and kitchens. Residences are offered as studios and one-bedrooms with dens. Each unit will feature top-of-the-line appliances, Italian-designed kitchen and bath cabinetry, WaterWorks fixtures, custom closets, in-unit washer and dryer, and built-in lighting.

Amenity spaces span over 32,000 square feet, including a glass house for yoga and meditation, steam and sauna rooms, cold plunge, private treatment rooms, and rain showers. The rooftop will feature wellness-oriented amenities such as a pool deck, fitness studio, thermal circuit, and a holistic wellness retreat. Public areas will feature curated art installations in homage to Wynwood’s artistic heritage.

The Urban Development Review Board is scheduled to review plans for Twenty Sixth & 2nd Wynwood Residences on June 18.
