Domus Brickell Center Secures Utilities Agreement, 35-Story Tower With 579 Units Set To Break Ground

A 35-story tower known as Domus Brickell Center is advancing in the heart of Miami’s Brickell district, as the development team recently finalized a utilities agreement with Miami-Dade’s Water & Sewer Department. The agreement, recorded on June 30, 2025, clears the way for groundbreaking and future vertical construction. According to The Next Miami, the upcoming tower is planned to include 579 fully furnished hotel-style units and 3,507 square feet of full-service restaurant space. Designed with short-term rental flexibility in mind, the project is being developed by North Development, a joint venture between Miami-based Oak Capital, led by Ricardo Dunin, and Edifica, a prominent development firm based in Peru.

Mc+G Architecture is serving as the project architect, with interiors curated by Urban Robot Associates. The design features a modern, hospitality-driven layout anchored by ground-floor retail and lifestyle amenities. The exterior will offer a contemporary façade with private balconies for each residence, while the interior design emphasizes natural finishes, neutral tones, and integrated smart features. The project will rise at 1034 SW 2nd Avenue, just steps from major transit connections including Metrorail, Metromover, and the Brightline MiamiCentral station. A demolition permit to clear the site was issued in 2024, and the land is now fully prepared for construction. A master construction permit is currently under review with the City of Miami. The development team anticipates a summer 2025 groundbreaking, with vertical construction expected to begin later in the year.

The 579 residences will be marketed under the developer’s Domus FLATS brand, designed for flexibility in both long-term living and short-term stays. Units will include studio, one-bedroom, and two-bedroom layouts, with features such as 9-foot-high ceilings, private balconies, Bosch appliances, built-in closets, in-unit washer/dryers, keyless smart entry systems, and fully furnished interiors delivered turnkey. Each unit is optimized for rental performance and usability, with integrated access to rental platforms like Airbnb, Booking.com, Marriott Bonvoy, and Hyatt through the developer’s custom Domus app.

The building will feature a hospitality-level amenities package across multiple levels, including a rooftop pool and sky deck, hot tub and sun loungers, rooftop yoga deck, and wellness areas. The Cypress Room, a 4,000-square-foot communal lounge with café, wine bar, and artisanal market, will serve as a central social hub. Additional features include co-working and meeting spaces, a fully equipped fitness center, pet-friendly amenities, a dog walk, EV charging stations, and a bike-sharing program. Residents and guests will benefit from 24-hour concierge, housekeeping, valet, and tech-enabled booking and maintenance services, operated by the developer’s in-house Domus Management team.

Demolition for the site was completed in 2024. The utilities agreement was recorded on June 30, 2025. Groundbreaking is anticipated this summer, with vertical construction expected to begin by late 2025. Completion is targeted for the end of 2027. The general contractor for the project is Thornton Construction, a Florida-based firm with extensive experience in mid- and high-rise construction.

Domus Brickell Center is positioned as an investment-focused offering with no rental restrictions. The short-term rental strategy, paired with full-service hospitality, makes it appealing to both end users and global investors. Pricing is expected to start at $500,000 for studios, $695,000 for one-bedrooms, and $925,000 for two-bedrooms, with top-tier units reaching up to $1.5 million. The developer is offering a buyer-friendly payment structure: 10 percent at contract, 10 percent after 60 days, 10 percent at groundbreaking, and the remaining 70 percent at closing.

Located within walking distance of Brickell City Centre, Mary Brickell Village, the Underline, and major corporate office towers, Domus Brickell Center offers walkability and urban convenience. Miami International Airport, Wynwood, the Design District, and the Pérez Art Museum are all within 15 to 20 minutes by car or transit. Domus Brickell Center is North Development’s second branded Domus property in Miami and reflects a growing trend of hybrid residential-hospitality projects in the city’s core. With a utilities agreement now in place and demolition already completed, the 35-story tower is preparing to break ground and bring over 570 new furnished units to one of the region’s most dynamic neighborhoods.

  2. Yes, I know, Anonymous. This destruction makes me very sad. I’m out every day on foot trying to capture and experience what I can of Miami and its wonderful, old neighborhoods. Soon we’ll look like every other city.
