Our sources have revealed plans for a high-rise residential tower in Miami’s Edgewater neighborhood.
Residence 27 is a preconstruction building set to feature 247 homes in 20 stories. Residents will have access to a suite of on-site amenities, most of which contained in an amenity deck; it will include a fitness center, residents’ lounge, and swimming pool. There will also be a Sky Deck with views of the surrounding area.

Additionally, there will be 7,800 square feet of ground-floor commercial or restaurant space, along with 374 parking spots in a multi-level garage. TF Edgewater Apartments LLC, an affiliate of Chicago-based developer Trilogy, is leading the venture. The organization has been working on this project since 2023; it anticipates spending more than $91 million to make the project possible. Last week, the firm entered into the third stage of the construction permitting process, according to the Next Miami.
SB Architects designed the high-rise tower. The firm shares that Residence 27 will comprise 206,268 square feet of new construction. It will occupy a parcel that, per Apex Capital Realty, hosts three tennis courts and last sold for $12.5 million.
