932-Unit, Four-Tower Development Proposed Under Live Local Act in Fort Lauderdale’s Poinciana Park

Plans have been filed for a major four-tower residential development at 1711 and 1801 South Andrews Avenue in Fort Lauderdale, where South Andrews Holdings LLC, an affiliate of Murphy Property Group, is seeking to redevelop two adjacent parcels into one of the tallest and most densely built projects in the Poinciana Park neighborhood. Designed by Fort Lauderdale-based FSMY Architects + Planners, the project will rise under the provisions of Florida’s Live Local Act and be known as Croissant Park North and Croissant Park South.

The development would yield 932 residential units, evenly divided between the north and south parcels with 466 apartments per site, including 187 workforce housing units per pair of towers—a total of 374 units reserved for residents earning up to 120 percent of the area median income. The project complies with the state legislation’s requirements that 40 percent of units be designated for workforce housing and that at least 65 percent of the floor area be residential. Because of this, the proposal is not subject to public hearings and will move forward through administrative review.

Each parcel will contain two 28-story towers, rising to a height of 302 feet. The buildings feature rectilinear massing, metal-framed balconies, square window openings, and a restrained palette of white, gray, and earth tones. Ground floor levels will include walk-up residences, lobby entrances, and 7,613 square feet of retail space per site—15,226 square feet combined—fronted by expanded sidewalks and street trees. A total of 1,260 parking spaces will be housed within podiums concealed behind active uses.

Residential layouts will include a mix of one-, two-, and three-bedroom units, ranging from approximately 700 to 1,200 square feet. Amenities will include landscaped pool decks, fitness centers, barbecue areas, lounges, and outdoor seating.

The proposal would replace a series of low-rise commercial structures along South Andrews Avenue, near the edge of the Poinciana Park neighborhood. While development in this corridor has intensified in recent years, Croissant Park North and South would represent the most substantial vertical additions to the area to date. Plans are dated late 2024 and were obtained through a public records request. A construction timeline has not yet been announced, but demolition will be required across both sites prior to groundbreaking.

  1. Well, it looks like workforce housing, but lower cost housing is desperately needed in Ft. Lauderdale and this seems like a good spot for it. At least they covered the parking with an interesting facade. Not sure why they are required to build 1200 spaces! Too much parking..

  2. Important to have regular working people living next to the super achievers, makes for a better community. Also town should work a deal for a pocket park of some sort for people to sit ,talk and take on the sunshine.

  4. Too out of place, both height-wise and architecturally. Maybe they would look find along U.S. 1 north of Broward Boulevard, but something shorter here with a more articulated and classical design is warranted, especially in relation to historical Croissant Park.
