Sobe Sky Development, owner of The Ritz-Carlton, South Beach, The Ritz-Carlton Residences, South Beach, and The Sagamore Hotel, has received unanimous approval from the Miami Beach City Commission for a $12 million plan to redevelop the 100 block of Lincoln Road and enhance the adjacent Beachwalk entrance. The agreement, supported by Commissioner Alex Fernandez and sponsored at the state level by Representative Vicki Lopez, also includes funding commitments from the State of Florida and the City of Miami Beach. With approvals in place, the project now advances to the design and permitting phase.

The redevelopment budget allocates $4.85 million from the State of Florida, $4 million in private investment from Sobe Sky Development, and $4 million from the City of Miami Beach. In addition to the 100 block upgrades, Sobe Sky is leading plans to revitalize the 200 and 300 blocks of Lincoln Road between Collins and Washington Avenue. The agreement includes provisions for pending negotiations with Miami-Dade County to relocate bus and traffic routes, enabling future pedestrianization and extending the historic Lincoln Road Mall.

Designed by Andres Arcila, founding principal of Naturalficial, the plan reimagines the 100 block as a “grand concourse” linking Collins Avenue’s public beach access with the Lincoln Road pedestrian and shopping districts. The design features lush landscaping, a curated public artwalk, traffic and life-safety enhancements, and a Lapidus-inspired gateway monument marking the transition from streetscape to beachfront. A landscaped “mini park” will serve as a serene entry point to the Beachwalk.

The Collins Avenue beach entrance, which sees more than 7,000 daily pedestrians, will undergo a full street redesign to improve circulation and safety. Proposed changes include revised lanes and medians, reduced vehicle-pedestrian conflicts, and improved ingress and egress for adjacent properties, including The Ritz-Carlton campus and loading dock.
