An affiliate of MRK Partners hopes to proceed with Federal Apartments, a multi-family housing development in Fort Lauderdale.
Plans call for just over 192,000 square feet of new construction, where there would be two five-story buildings. Together, they’ll offer 164 affordable housing units, with floorplans spanning two-bedroom to four-bedroom layouts.

According to the South Florida Business Journal, residency at Federal Apartments is intended for those earning about 60 percent of the area median income (AMI). Broward County’s AMI was $89,100 as of 2024. Residents would have access to more than 3,000 square feet of amenities, with offerings including a fitness center and community room. There would also be 173 surface parking spots.
Federal Apartments would replace an 88-unit apartment that was constructed in the 1950s. While old, the building is not considered historically significant and will be demolished to make way for new construction.
Fed Venture LP, the developer, purchased the project’s 3.73-acre build site for $12.65 million in June. Fort Lauderdale’s Development Review Committee reviewed plans for the project two weeks ago.
Federal Apartments has been proposed for 800 NW 11th Avenue, Fort Lauderdale, Florida, 33311, in Broward County. it would be in the city’s Progresso neighborhood on the north side of Sistrunk Boulevard.
