Developer DT Sarasota Development LLC is moving forward with a two-tower development in its namesake city.
The Adagio will feature two buildings, offering a total of 172 residences. The tallest of the two buildings, an 18-story tower, will have 103 market-rate units; RentCafé lists the average monthly rent for an 977-square-foot apartment in Sarasota as $2,071.
The shorter tower, spanning 10 stories, will host 69 attainable housing units, designated for residents earning 80 to 120 percent of the area median income (AMI). The county’s AMI is currently $77,705. The developer is seeking incentives under the Live Local Act. To qualify, a project must reserve at least 40 percent of its residences as affordable.

Communal amenities at the Adagio include (but aren’t limited to) a swimming pool and deck, wellness center, and entertainment lounges.
Aside from the Adagio’s residential aspect, the venture will include 32,000 square feet of office space, a restaurant, and retail store. It will also have a parking podium. Lutgert Companies and Kobi Karp designed the venture. In-unit features include glass walls that allow for natural light, high-end kitchen appliances, and other luxury finishings.
The Adagio is slated for 1360 Ringling Blvd., Sarasota, Florida, 34236, in Sarasota County.
