Foundation Permit Approved for The Delmore at 8777 Collins Avenue in Surfside

The foundation permit has been approved for The Delmore, DAMAC International’s 12-story oceanfront condominium designed by Zaha Hadid Architects at 8777 Collins Avenue in Surfside. The approval, issued by the Town of Surfside, allows the project to proceed with the next phase of construction.

Deep-soil mixing (DSM) is currently underway to stabilize the site and form a watertight perimeter around the basement. The work, led by Keller North America, is more than one-third complete and is expected to finish this fall. Piling will follow, with foundations extending over 100 feet below grade. Vertical construction is expected to begin in the third quarter of 2026. DAMAC has invested more than $25 million in construction activity to date.

The Delmore will deliver 37 full- and half-floor residences averaging more than 7,000 square feet. The building spans 200 feet of oceanfront and is being exclusively marketed by Douglas Elliman. An off-site sales gallery opened earlier this summer at 301 71st Street in Miami Beach and is open by appointment.

“We are committed to progressing with construction, irrespective of the current market slowdown,” said Jeffery Rossely, Senior Vice President of Development for DAMAC International. “We agree with Jorge Pérez’s statement: ‘When the roller coaster goes down, the next up has always been higher.’ The pipeline of new beachfront product is limited, and our buyer is consistently concerned about extended waits for delivery. Our intention is to be ahead of the game.”

Planned amenities will span more than 55,000 square feet and include a rooftop deck with views of Biscayne Bay and the Miami skyline, a 75-foot indoor lap pool, fitness center, meditation garden, wellness suite, and a resident-only restaurant offering a curated Michelin-starred menu.

Each of the building’s two wings will contain no more than two residences per floor. Units range from four to five bedrooms, starting at $15 million. Completion is expected in 2029.

  1. This of course is the site of the building collapse that killed dozens. Funny how there is no mention of that.
