26-Story ‘ArtHaus’ to Offer 265 Residences in Fort Lauderdale, FL

Miami-based Moderno Development Group is proceeding with ArtHaus after securing site plan approval from Fort Lauderdale city officials.

The venture, formerly known as the 500 Art Lofts, will measure 26 stories above grade and comprise 265 residences –– 43 of which would be designated as workforce housing for tenants earning up to 120 percent of the area median income (AMI). Broward County’s median income was $89,100 as of 2024.

Dorsky + Yue Architecture is the architect. It designed ArtHaus to feature a seven-story parking podium with 315 spaces, along with 4,700 square feet of commercial space.  The building’s communal amenities would be located on the eighth floor, featuring a resort-style swimming pool, lounge, and co-working space.

As noted, Moderno Development Group is the developer. The firm assembled the build site through multiple transactions from 2018 to 2021 for a combined $6.7 million. The 500 Art Lofts was to measure 27 stories and feature 290 apartments, 71 of which would’ve been workforce housing.

ArtHaus is set to occupy a six-parcel site, including 500, 510, 512, and 514 Southwest Third Avenue and at 501 and 503 Southwest Second Avenue, Fort Lauderdale, Florida, 33301, in Broward County.

  1. Glad they are offering worker’s housing, but the building design is cheap looking and quite unimaginative. Apartments on top of a giant podium is not a good look. The apartment balconies are too small to use and are unfortunately the only feature that breaks up the boring flat facade on a boxy building aside from the splash of red at the base and crown. Don’t know why so many parking spaces are required, either? It’s a sea of parking lots in that area.
