9900 West Tops Out At 9900 West Bay Harbor Drive In Bay Harbor Islands

Construction has topped off on 9900 West, an eight-story boutique condominium along the Indian Creek waterway at 9900 West Bay Harbor Drive in Bay Harbor Islands. Developed by Brooklyn-based The Horizon Group and designed by Frankel Benayoun Architects with interiors by Craft Studio and landscaping by Geomantic Designs,  the project will deliver 23 waterfront residences and a curated suite of amenities anchored by a private marina. AMANA Construction Group is serving as the general contractor.

A recent aerial photograph shows the reinforced concrete structure from a northwest-facing perspective, shrouded in black netting and now standing at its full height. Formwork and rebar are in place across the roof as crews advance work on the amenity level, marking the transition from structural construction to the start of exterior and façade installation. The building’s footprint is fully defined, filling out the site in a symmetrical manner that aligns with the neighboring residential context. The image also underscores the property’s position along the waterfront canal and its adjacency to the mix of low-rise homes and mid-rise buildings that characterize Bay Harbor Islands.

The topping-off milestone was marked with a lively celebration for the construction team, featuring catered food and a raffle giveaway. Crews gathered on-site to enjoy freshly cooked meals, including large pans of paella, while prizes such as televisions and tool sets were distributed to workers in recognition of their efforts. The event brought together members of Amana Construction and trade partners in a festive atmosphere, underscoring the collaborative effort behind bringing 9900 West to its full height.

Residences at 9900 West span from 1,202 to 3,206 square feet, with layouts ranging from two to four bedrooms, some with additional dens or home office spaces. Interiors feature European kitchens with Miele appliances, quartz countertops, and wine refrigerators, as well as spa-inspired bathrooms with walk-in closets. Floor-to-ceiling windows, 9-foot ceilings, and glass-encased terraces maximize natural light and views of the waterway.

Landscaped grounds span more than 5,000 square feet with open green spaces, while the rooftop level features a tropically landscaped pool deck with the saltwater pool and spa, trellis-shaded lounge areas, and a summer kitchen overlooking Biscayne Bay. Additional amenities include a private entertainment suite with a dining area, catering kitchen, and waterfront balcony, a sunset terrace with dockside lounge seating, a state-of-the-art fitness center, a spa room with hydrotherapy tub, a children’s playroom, bicycle storage, and a beach club membership.

Located minutes from Bal Harbour and Surfside, the development sits within one of Miami-Dade’s most desirable waterfront communities, offering proximity to white-sand beaches, fine dining, luxury shopping at Bal Harbour Shops, and A-rated schools.

Based on the current pace of work, YIMBY anticipates construction will be completed during Q3 of 2026.
