Developer American Land Ventures intends to move forward with a multi-family project that would offer some affordable housing in Sarasota.
The community, dubbed Fruitville Gateway, would measure five stories above grade and feature 274 units. Homes would span studio to three-bedroom apartments, with the average layout spanning about 970 square feet.

Of the 274 homes, 30 would be designated as affordable housing, available to tenants earning at or below 80, 100, and 120 percent of the area median income (AMI). Sarasota County’s median household income was $77,705 as of 2024.
Fruitville Gateway would offer more than 15,000 square feet of on-site amenities, with the most expansive including a 7,524-square-foot courtyard and a rooftop swimming pool. Plans also call for a five-story parking garage.
Construction would happen in a single phase. Miami-based American Land Ventures hopes to break ground next year, with the process itself expected to take 24 months. The 3.14-acre site comprises 22 parcels, some of which host single-family homes that will be demolished prior to the start of construction. Humphreys & Partners Architects designed the venture.
Fruitville Gateway would be located at 2015 to 2063 Fruitville Road and 2014 to 2092 Fourth St., Sarasota, Florida, 34237, in Sarasota County.

Way too long of a building. It needs to be broken up with recesses and articulation, with varied classical architectural elements reflective of the neighborhood. Still, nice to see the parking garage completely concealed and internalized, something Miami can learn from.
